Peterborough is a city of distinct pockets, and the housing changes noticeably as you move between them. The Old West End and the streets around Bonaccord and Gilmour are largely century brick — original hardwood, tall baseboards, plaster, radiators. East City, across the Otonabee, is a similar vintage on a tighter grid. Monaghan and the streets south of Lansdowne run to post-war bungalows and side-splits. The north end and the west, out past Brealey, are mostly newer builds with open-plan main floors.

The age of a home changes the work more than its size does. A century home has radiators that collect dust in a way forced air never does, wood floors that will not take a wet mop, and window sills deep enough to be their own job. A 2015 build in the north end has none of that and twice the open floor area. That is the practical reason pricing is set by bedrooms, bathrooms and square footage on the booking form rather than quoted over the phone.

The city also runs on two academic calendars. Trent University sits on the north side of the river and Fleming College on Brealey Drive, and between them they move a lot of people in and out of rentals at the start of May and the end of August. Move-out cleans cluster hard in those two windows, so booking early in either month is worth doing.
